This scope covers the preventive, corrective, and predictive maintenance of all Mechanical and Electrical (M&E) systems within the building/facility. The objective is to ensure continuous, safe, and efficient operation of all M&E assets, prolong their service life, and minimize system downtime.

Work Scope
1 Electrical Systems Maintenance
- Power Distribution System:
- Inspection and testing of MDBs, SDBs, and DBs
- Infrared scanning to detect hot spots
- Torque checks on connections and cleaning of switchgear
- Lighting Systems (including Emergency Lighting):
- Lamp/ballast replacement, timer and sensor calibration
- Inspection of exit and emergency lighting for functionality
- Generator and Backup Power Systems:
- Weekly/monthly test runs
- Fuel level and battery inspections
- Load testing and servicing
- Fuel level and battery inspections
- Uninterruptible Power Supply (UPS):
- Battery health checks and load tests
- Monitoring inverter and rectifier functions
- Earthing and Lightning Protection:
- Continuity tests, earth resistance measurements
- Inspection of lightning arresters and grounding grids
- Low Current Systems:
- Preventive checks for CCTV, access control, PA, BMS, and structured cabling
- Functional testing and firmware updates where applicable
2 Reporting and Documentation
- Regular maintenance logs and reports
- Monthly and annual system health assessments
- Record of all service activities, issues, and rectifications
- Recommendations for system upgrades or replacements
